A flat battery can turn an unsuspecting car driver into an unintentional pedestrian. The fact that vehicle batteries go flat all of a sudden is a well-known problem, but one that can also be avoided in future. Scientists from the RUB working group for Energy Systems Technology and Power Mechatronics headed by Professor Dr. Constantinos Sourkounis and Philip Dost have now developed an effective early warning system together with the Isabellenhtte Heusler GmbH & Co. KG.

Means of avoiding threatened total breakdown

The new battery management system for lead-acid accumulators is intended to prevent drivers from a total breakdown. The car driver is informed via the on-board computer that a change of battery or a new vehicle battery is imminent. Compared to previous battery management systems, no subsequent reprogramming is required in the garage. "During the first journey the system automatically measures and recognizes at the same time the current battery parameters", said Professor Sourkounis. Information is provided about the age, the charge and functionality of the vehicle battery. This intelligent control is urgently required as modern cars require more and more energy. Apart from the combustion motor and headlights, dozens of small electrical motors and sensors need electric power.

New start predictable

"Accumulators with big capacities mean a prolonged service life, but they age as well", explained Professor Sourkounis. High-performance vehicle batteries are also more expensive and also not completely immune to cold and long periods of non-use. If the life of the battery is not eternal, it is practical to be informed permanently about its current state. "For the first time it is possible to predict with our battery management system whether a new start will be possible before the motor is turned off and without the need to adjust difficult to determine parameters such as the diffusion capacity of the battery", said Sourkounis. Furthermore, an advanced warning function indicates to the driver if the battery needs charging.

Industrial partner of the Bochum researchers is Isabellenhtte Heusler GmbH and Co. KG from Dillenburg in Hesse. The automobile component supplier is the market leader for precision measuring resistors. These so called shunts are important components of the battery management systems. They allow the state of the battery to be measured.

Audit Finds MTA Gave Apple Unfair Edge in Winning Grand Central Lease

State Comptroller Thomas DiNapoli found that the MTA gave Apple an unfair edge in obtaining a Grand Central Terminal lease, according to a scathing new report obtained by the New York Post.

"The competitive process followed by MTA... was at a minimum severely slanted toward Apple," said DiNapoli in the report which should be released today. Last May, the MTA let Apple set a daunting hurdle for its competitors by requiring bidders to put up $5 million in cash within a 30-day window.

DiNapoli says Apple had been in private talks with the MTA for more than two years before the bidding process.

MTA officials discredit the report, accusing DiNapoli's office of "overt bias against the MTA and Apple."

"This audit is not fact-based, and, accordingly, their opinion is worthless," said MTA Chairman and CEO Joseph Lhota. "The MTA's lease process with Apple was open, transparent and followed both the spirit and letter of the law."

Notably, Apple is paying $1.1 million in rent, four times what the previous tenant had been paying. Also, its hard to imagine which retailer would have been better for Grand Central Terminal. After all, Apple Stores outperform the average retailer by seventeen times.

Police investigating church burglary

CROSSVILLE ? Crossville Police officials are investigating a burglary at the Crossville First United Methodist Church that occurred sometime the night of Sunday, July 22. The church is at 100 Braun St.

Crossville Police SPTL Mitchell Phipps reported the burglary and theft was discovered early Monday morning as an employee arrived for work.

The suspects pried open a door next to the old sanctuary on the north side of the building, according to the report. Once inside, the suspects smashed a window to gain entry into the church's office.

Several offices and classrooms were gone through and a 15-inch MacBook computer, HP laptop computer, Acer laptop computer, Dell laptop computer, Sony HandyCam video recorder, Canon digital camera and a Shure wireless microphone were all taken from the church.

An employee stated a bass guitar may also have been stolen during the burglary. The employee is obtaining serial number information to give to the police.

The total loss listed in the case is at $4,100, which does not include the damages done to the church.

The case remains under investigation. Anyone with information about the case is encouraged to call the Crossville Police or Crossville Crimestoppers at 484-7231, 200-1173, or 200-1147.

Sun wins China's first Olympic men's gold in pool

Sun Yang became the first Chinese Olympic men's swimming champion with victory in the 400m freestyle final in a near-world record time at London Games on Saturday.

Sun, 20, swept past South Korean defending champion Park Tae-Hwan at the final turn and surged home to win gold in three minutes 40.14 seconds.

He missed out on German Paul Biedermann's 2009 world record by just 0.07secs and climbed on to the lane rope to punch the air in triumph.

Sun, the 1500m freestyle world record holder, who trains in Australia under Grant Hackett's former coach Denis Cotterell, was too strong for Park, who tumbled to his first defeat to the Chinese star in international competition.

It was a compelling tussle between the two young Asian superstars with 22-year-old Park under world record pace before he was burnt off by Sun.

Sun was in tears as he spoke to reporters following his magnificent victory.

"The feeling is very nice, it's beautiful," Sun said. "It's a big dream come true for me.

"I have to (say thank you) to my coach, my parents, my friends and all the people that help me.

"Because it's the Olympic Games, I felt a little bit nervous at the start, then at the end, I felt that I could get a medal."

Park, who was reinstated to the final on appeal after being disqualified for a false start in winning his morning heat, finished in 3:42.06 while American Peter Vanderkaay in 3:44.69.

"I swam really well, it was a little bit of a pity that I came second," Park said.

"I really regret losing my Olympic title, but there was a lot going on for me this morning, so I feel a little bit bad.

"There was a problem with my start this morning, but it was solved.

"I swam as well as I can, I have no regrets about this morning."

Learning copywriting has changed the way I write. Although my professional writing credits include print feature stories and a published book, copywriting enhanced my skills in three surprising ways. First, it forced me to think of the reader. Second, it forced me to focus on delivering benefits of what I was writing. Finally, copywriting helped me focus on results: what is the reader supposed to do?

What you may not know about copywriting is that website visitors make buying decisions based on copy ? the words on the page. Your design and graphics have one function: to make it easier for visitors to read your words. When you ask Internet gurus ? those making millions every year on the Internet ? to name the most critical Internet marketing skill, just about every one of them will say, ?Copywriting.?

I use copywriting when I create information products, write my ezines and blog. Many marketers think copywriting is just for advertisements and sales pages. But in fact whenever you interact with your clients and prospects, you are ?on.? Your words will influence their decisions, whether you speak or write to them. Using basic copywriting principles will help you communicate your own message and leave prospects with a strong, positive impression.

Some marketers start out by thinking, ?Anyone can write copy.? It is true: almost anyone can become a better copywriter with some training. But you have to begin by recognizing that copywriting calls for different skills than technical writing, literary fiction or journalism. To take just one example, good copywriting is invisible. No, we don?t write in invisible ink. But readers are not supposed to notice the writing. You can?t draw attention to a clever phrase or magnificent metaphor.

See what just happened? When you read, ?Magnificent metaphor,? you might have slowed down to think, ?Nice!? or maybe you don?t like alliteration so you?d say, ?Silly!? But if I were writing a sales page, I wold probably change the phrase. I don?t want readers to stop to notice my words. I do want them to jump at the message ? especially the benefits and value I want to communicate.

Another principle of copy is, ?Write the way you speak.? Good copywriters don?t make basic grammar mistakes. For example, you probably won?t find sentences like, ?These ideas is good.? But copywriters defy the lessons you may have learned from your ninth grade English teacher. We begin sentences with ?And? or ?But.? And we end with a preposition. ?Who will you go with?? sounds more realistic than ?With whom will you go?? When you write this way, your words probably won?t get in the way of the message you want to communicate.

Copywriting happens fast. Usually you work with deadlines. So another benefit of copywriting is that you learn tricks and tips to write faster, but still deliver a quality piece of writing to motivate readers to buy.

His former spouse, an economist, who left in the fall of 2010, brought home more than 70% of total family income, which was $300,000 before the separation. The split left him with no obligations to her, but now living on his own annual income of $85,800, or $58,200 after tax.

Tom faces a grave reduction of his standard of living. ?I paid the price of agreeing that our marriage was not working,? he says. The problem is how he will adapt to his slide to mid-middle-class life from what was formerly life without financial worries.

I wonder just what I can afford

?I no longer have anywhere near the disposable income I enjoyed during my marriage,? Tom says. ?We never led an extravagant lifestyle, but we had few financial constraints. Now I wonder just what I can afford.?

In spite of the downdraft he is experiencing in his income, Tom, an analyst in the B.C. government, is not a basket case. He has $546,000 in financial assets, most of it from selling half his house to his former wife in the settlement, and a defined-benefit pension plan that will provide about 75% of his current take-home income when he retires after 38 years with the provincial government.

He is not and will not be poor, but his life will be different from what it was. He is solvent, yet if he wants to help his grown children, both in their twenties, his finances could be strained.

Family Finance asked Graeme Egan, a financial planner and portfolio manager at KCM Wealth Management Inc. in Vancouver, to work with Tom.

Buying a house

Tom became a renter after his separation. He could buy a house for $500,000 but he says he has no particular desire to plunge back into home ownership in a highly priced market. Of course, he has the cash from selling his half of his marital home.

If Tom sells all of his non-registered stocks and mutual funds and writes a cheque on his $338,000 bank account ? mostly what is left from the house sale, it would be easy. But, as he says, ?I do not want to wind up real estate poor, in other words, loaded with property and saddled with operating costs yet without money to enjoy the other things in life.?

In the alternative, he could finance the deal with a conventional mortgage and a 25% down payment. The former method would clean out his cash and leave him illiquid. Yet the second approach, with mortgage payments of about $1,775 a month for a 3% mortgage on a balance of $375,000 with a 25-year amortization, would cost more than the $1,400 he now pays in rent.

On top of that, there would be repairs, utilities and property taxes that are now all covered by rent. Without a gain in property value, which is uncertain, there is no financial advantage in this form of ownership, Mr. Egan says.

?Owning is a great idea if you have decades to make sure that property values will rise,? Mr. Egan says. ?But the B.C. market is so overheated that buying in now is risky.

?Moreover, if Tom gives up his liquidity, he gives up his ability to cope with what the future may bring. And if he borrows, he will be hostage to future interest-rate increases. Renting is the conservative path and that is what he is doing.?

There is a middle ground. Tom could buy a duplex or a large house and rent a basement suite to tenants for income. The rental income could cover most or all of the mortgage payments. The interest he pays on his mortgage would be deductible from rental income. The downside is that Tom would have maintenance chores and vacancy risk. If he wants the job as a retirement sideline, it is a reasonable choice. If he would rather not be tied to the property, it?s better to keep on renting, Mr. Egan suggests.

Pensions

Upon retirement, Tom?s employer, the province, will pay him a $20,000 retiring allowance, most of which can be sheltered in an RRSP. Then, at the start of his retirement, his defined-benefit pension plan will pay him $3,852 a month plus a bridge of $793 from age 60 to 65. This works out to $3,720 a month after a 20% average tax rate.

If Tom takes Canada Pension Plan benefits at age 60, he would receive $8,000 a year, or $6,400 after tax at the same rate. If he invests his non-registered financial assets in dividend-paying stocks and short-term bonds with an average yield of 3.5% a year, he would have $14,000 after tax.

Tom?s total income at age 60 would therefore be $5,417 a month. If his monthly expenses are about $4,000 net of savings, as he anticipates if he continues to rent, then he would have more than sufficient income to retire.

At 65, he would receive Old Age Security, which will then be about $596 a month (assuming 2% annual indexation). He would lose his bridge of $793 a month, so his monthly after-tax income would decline to $5,220.

By age 72, he could begin to draw on his RRSP and TFSA accounts. If he adds $8,000 this year to the accounts, adds his $20,000 retiring allowance at retirement and if all that grows at 5% per year before inflation adjustment, the two accounts would have a value of $127,000 when he begins to draw on savings, Mr. Egan estimates.

This capital would add $8,500 after tax, assuming the accounts are drawn down to zero by his age 90. His annual income would therefore be about $5,930 a month.

He would have 25% more income in retirement than he has now trying to rebuild his life after divorce.

His government pensions, CPP and OAS will take care of the basics. But he will be dependent on his success as an investor for what he expects to spend travelling and perhaps helping his children.

Excited London gets ready to open Olympics

An expectant London prepared Friday to launch the greatest sporting show on earth with excitement reaching fever pitch hours ahead of the Olympic Games opening ceremony.

After seven years of intensive planning, the Games will officially begin in a once rundown area of east London where 80,000 spectators will watch a spectacular show devised by "Slumdog Millionaire" director Danny Boyle.

Queen Elizabeth II will declare the Games officially open in the Olympic Stadium after a ceremony which Boyle has promised will showcase Britain's history as well as the nation's quirky sense of humour.

More than 120 world leaders are expected to attend the ceremony, while First Lady Michelle Obama will represent the United States alongside a host of celebrities including Angelina Jolie.

The Olympic flame was rowed up the River Thames in a ceremonial barge as it approached the end o f a 70-day journey around Britain and Ireland, but the person who will light the Olympic cauldron remains a closely guarded secret.

The weather is expected to play its part. Although heavy cloud hung over the British capital on Friday, it was expected to be dry in time for the opening ceremony.

Once the curtain goes up, the stage is set for superstars such as Usain Bolt, Michael Phelps and Roger Federer to dazzle, while an army of unsung competitors will also hope to strike gold.

A budget of ?9.3 billion ($14.5 billion, 12 billion euros) has been lavished on bringing the Games to London for an unprecedented third time, but the first time since 1948.

There have been last-minute hitches with security after 4,700 additional servicemen had to be drafted in when the Games' private security contractor failed to supply the required number of guards.

Organisers insist it was a temporary blip in Britain's biggest peacetime security operation.

International Olympic Committee chief Jacques Rogge declared himself satisfied with London's preparations.

"I can say with pleasure that London is ready and we are eagerly waiting for the opening ceremony," Rogge told journalists on Friday.

From the start, the London organisers have been at pains to stress they are not trying to rival the no-expense-spared extravaganza of the Beijing Olympics four years ago.

Instead they have a promised a Games for the athletes and -- against a backdrop of global economic uncertainty -- ensured that many of the venues can be reused or recycled.

Iconic locations such as Wimbledon, Lord's cricket ground and Hyde Park will form the backdrop to the Games while the Olympic Park complex, hosting swimming and athletics, has transformed the Stratford district of east London.

"It has been an extraordinary journey over seven years," said chief organiser Sebastian Coe.

The man widely expected to be the face of the Games, Jamaican track star Bolt, has endured a troubled build-up, but insisted he is "ready to go" as he bids to defend his double sprint titles.

"I'm always ready," said Bolt, who will carry the Jamaican flag at the opening ceremony. "I've had slight problems, but I'm ready to go."

In the pool, Phelps, whose eight golds in Beijing took his overall medal tally to 16, needs three more to surpass the all-time record of 18 set by Soviet gymnast Larisa Latynina between 1956 and 1964.

His seven-event programme gives him plenty of room to make more Games history and anchor a US team determined to continue its dominance against Australia and China.

Phelps is the two-time defending champion in all four of his individual events -- the 100m and 200m butterfly and 200m and 400m individual medley.

One of his biggest challengers is team-mate Ryan Lochte, who has emerged as a serious threat in both medley events.

Australia is bringing in the big artillery with James "The Missile" Magnussen and James "The Rocket" Roberts, in the prestigious 100m freestyle.

The US have a "Missile" of their own, however, in 17-year-old Missy Franklin, who is set to become the first US woman to swim seven events at one Games.

South Africa's Oscar Pistorius, known as 'Blade Runner' for his carbon fibre prosthetic running blades, will make history as the first double amputee to compete at an Olympics.

At the velodrome, Bradley Wiggins, fresh from his historic Tour de France triumph, will fire up the home crowd.

Federer, having won a record-equalling seventh Wimbledon title, returns to the All England Club in southwest London looking to add singles gold to the doubles he won with Swiss compatriot Stanislas Wawrinka four years ago.

And the United States are clear favourites in the men's basketball with a Dream Team boasting LeBron James and Kobe Bryant.

Parents and children are not natural enemies

An interesting observation from Miss Manners (a.k.a. Judith Martin) in response to a question from a young adult who is living with her parents and wanting to know how best to respond to rude questions (?You?re how old and still living with your parents??):

The people who say this are HOW old?

Miss Manners asks because the generation that considers relatives to be natural enemies is aging. They grew up denouncing their parents? values, styles of living and psyches; they left home as soon as possible and resented the expectation of telephone calls and holiday visits; and they predicted antagonism from children ? their own as well as others? ? at every stage: Babies would ruin your life, teenagers would hate you, young adults would go off and never be heard from again, or, worse, come home.

That other cultures value and seek to prolong family ties does not discourage such believers from declaring generational enmity to be normal human behavior.

But things are changing. You are far from the only young adult living with his parents. And while doing so is always explained in terms of economic hardship and maternal laundry service, those are not the only reasons.

It seems that another generation of parents has reared children who become fond of them. Miss Manners keeps hearing of, and even reading about, college students who keep in frequent touch with their parents, and graduates who are frankly happy to return home, in preference to living in solitude or with yet more roommates.

So you should be hearing fewer such remarks. That aging generation is beginning to realize that if a time comes when they are no longer able to live on their own, it is their children who will decide where to place them.

The issue I?d like us to contemplate is not whether adult children should live at home but the observation that the? hostile ?generation gap? was an artifact? of the 1960s and not a universal condition, and that children are now growing up who are fond of their parents and enjoy spending time with them. AGREE: College students should start using credit.

?Only if they?re taught how to use one properly. I have seen so many younger college kids have credit cards, use them, and then have to pay interest or late fees and they have no idea why.? Smalls S.

?Agree. I think it?s less about whether or not they are college students and more about whether or not they are responsible enough as individuals. However, I don?t agree with pushing credit cards on to them, as was the case when I was attending college. ?Disagree!! Why would anyone want to saddle their children with an interest rate of 19.99% (which you know they do to college students)? Why not teach them to invest their money and save to buy instead of going into debt to buy things? When did instant gratification become the norm? Credit card companies are great at marketing a product and making it seem like you can?t live without one.
